KOI Resort & Residence Da Nang rooms, apartments and villas: which one fits your group
KOI Resort & Residence Da Nang has 20 room types in three groups — 45–160 m² rooms and suites in the tower, 80–290 m² apartments and duplexes, and 160–290 m² villas and bungalows — and the real choice is how many bedrooms you need and whether you want your own pool. Couples do well in a Deluxe Room with a bathtub; families and groups get more space for one booking in an apartment or villa, where everyone shares a kitchen or living room. Room names on the booking page do not always match the hotel’s, so this page lists both.
Facts checked October 2026 against the hotel’s published information.

Each type, and who it suits
45 m² · Mountain view · Walk-in shower
Deluxe Studio
The entry rooms: the same floor area as a Deluxe Room, a desk and sofa corner, and windows towards the Marble Mountains. There is a walk-in shower but no bathtub.
Book it if you want a comfortable base for day trips and can do without a sea view. Skip it if a bath matters, or daylight does — one studio listing on the booking page is marked as having no window, so ask before you book.

Deluxe Room
The room most couples book: double or twin beds, a balcony, a bathtub and a side-on view of the sea.
Book it if you want a balcony, a bath and a glimpse of the sea at a lower rate than a suite. Skip it if you want the sea straight ahead — the Grand Ceiling Ocean Deluxe or Harmony Suite face it directly.
Check this room’s availability →55 m² · Faces the beach · Two singles
Harmony Suite
A beachfront suite with twin beds, a sofa area and a bathtub, looking straight out over Non Nuoc Beach.
Book it if two friends, or a parent and an older child, want separate beds and a real sea view. Skip it if you need a double bed — this one is twin only.

Ocean Grand Suite
The top suite in the tower: a separate living room, a bathtub and a plunge pool on a terrace facing the sea.
Book it if it is a honeymoon or a milestone trip and you want a pool without booking a whole villa. Skip it if you are more than two adults and two children — it has one bedroom.
Check this room’s availability →80–180 m² · 1–4 bedrooms · Kitchen from 2 bedrooms
Apartments
One to four double bedrooms with a living room and, from two bedrooms up, a kitchen. Most face the Marble Mountains rather than the sea.
Book it if you are a family that cooks some meals and wants doors that close between bedrooms. Skip it if you want a private pool or a sea view.
Check this room’s availability →290 m² · 3 bedrooms · Private pool
Duplex with Pool
A two-floor unit with three double bedrooms and its own pool by the KOI River. The plain Duplex (260 m²) has the same layout without the pool and faces the garden.
Book it if a group of six wants a private pool and two floors to spread out on. Skip it if stairs are hard for someone in your group.
Check this room’s availability →160 m² · 3 bedrooms · Pool view
Bungalow
A two-storey bungalow with three bedrooms and a balcony over the infinity pool and gardens. It shares the resort pools rather than having its own.
Book it if you want to be steps from the main pool and the beach without needing a private pool. Skip it if you want privacy around a pool of your own.
Check this room’s availability →260 m² · 3 bedrooms · Private pool
Sapphire Villa
Three bedrooms, a private pool and a lawn, in a garden version facing the grounds or a beachfront version on the sand.
Book it if six to nine people want a house with its own pool. Skip it if you need a kitchen — the hotel lists one only for the Ruby Villa, so ask before you book.
Check this room’s availability →290 m² · 4 bedrooms · Private pool · Kitchen
Ruby Villa
The largest villa: three double bedrooms plus a 1.2 m single, a kitchen, a small nanny room and a private pool, in garden or beachfront versions.
Book it if eight to ten people want one house with a kitchen and a pool. Skip it if you want a secluded hideaway — the villas stand close together in rows.

How to get the right room at KOI Resort Da Nang
01
Match by size, not by name
The booking page uses 16 room names for the hotel’s 20 types, and some sizes differ. Match square metres, beds and view against the table above before you pay.
02
“River view” means the koi river
It is the artificial KOI River that winds through the gardens, not a natural river. If you want the sea, choose a type that names the sea or the beach.
03
Put requests in writing
Ask for a high floor, a sea-side room or a villa near the beach path in the booking’s special-requests box, then repeat it to the hotel. These are on request, not guaranteed.
Honest note
The rooms are new and generous in size, but guests report uneven housekeeping and small maintenance issues, such as a minibar that does not cool or a chipped tile. Check the room on arrival and report problems the same day, while a move is still easy.
Questions about rooms at KOI Resort Da Nang
How big are the Deluxe Rooms at KOI Resort Da Nang?
The hotel lists every Deluxe Room and Deluxe Studio at 45 m², which is large for a standard resort room in Da Nang; the booking page shows 42 m² for some of the same rooms. The space includes a balcony, a desk and, in the Deluxe Rooms, a bathtub.
Can three adults share a Deluxe Room at KOI Resort Da Nang?
Only with an extra bed. The hotel rates these rooms for two adults and two children, and guests aged 12 and over need an extra bed, around 1,000,000 VND for each night including breakfast under the published policy (October 2026). For three adults, a Harmony Suite or a two-bedroom apartment is usually more comfortable; confirm the fee when you book.
Which villas at KOI Resort Da Nang are on the beach?
The beachfront versions of the Sapphire Villa (three bedrooms) and the Ruby Villa (four bedrooms) sit on the sand with their pools facing the sea. The garden versions look over the lawns and the KOI River instead. On Trip.com the beachfront Ruby is listed by name, so check the description before you book a Sapphire.
Do all rooms at KOI Resort Da Nang have a balcony?
Yes. The hotel says every room type, from the Deluxe Studio to the Ruby Villa, has a private balcony. What you see from it depends on the type: the Marble Mountains from the studios and most apartments, the sea side-on from Deluxe Rooms, and the sea straight ahead from the Harmony and Ocean Grand suites.
What comes as standard in the rooms at KOI Resort Da Nang?
Every type has free Wi-Fi, air conditioning, a TV, a minibar and fridge, a kettle, a safe, a desk, a hairdryer and a phone, according to the hotel. Bathrobes and blackout curtains are listed on the booking page. Kitchens are only in the larger apartments and the Ruby Villa.
Is there a room at KOI Resort Da Nang for guests with limited mobility?
The hotel does not publish an accessible room type. Tower rooms are reached by lift, while the Duplex, Duplex with Pool and Bungalow are on two floors with stairs. If anyone in your group uses a wheelchair, ask the hotel before booking which units have step-free access and grab rails — it is on request, not guaranteed.
Is the Mountain Horizon Suite on the booking page?
Not under that name. The hotel lists five types — the Senior Deluxe Studio, Grand Ceiling Ocean Deluxe, Mountain Horizon Suite and the one- and four-bedroom apartments — that do not appear by name on Trip.com. If you want one of them, ask the hotel which listing it is sold under before you book.
